Showing Agreement
What is a Showing Agreement?
A Showing Agreement is a short, one-time written agreement required before touring a home with Utah Relocations. It ensures compliance with real estate regulations and confirms that you’re working with our brokerage for the tour.
This agreement does not lock you into working with us long-term or require you to pay any commission. It simply gives us permission to show you properties in Utah. If you decide to make an offer, we’ll complete a full Buyer Broker Agreement at that time.
Utah Relocations – Showing Agreement (No Compensation)
This Showing Agreement (“Agreement”) is entered into as of today’s date (being the date you complete and submit the online Showing Request form) by and between:

Brokerage: Utah Relocations LLC, a licensed Utah real estate brokerage

Agents Licensed under Utah Relocations LLC
-
You the Buyer(s) as indicated on the Showing Request form
1. Purpose of Agreement
This agreement allows the Buyer to tour real estate properties with Utah Relocations. In compliance with NAR’s policy effective August 17, 2024, a written agreement must be in place before any in-person or virtual home tours are conducted.
This is a limited showing agreement only and does not establish a full brokerage relationship. A separate Buyer Broker Agreement will be signed before the Buyer submits an offer on any property in the State of Utah.
2. Term
This Agreement is valid from the date you submit the online Showing Request form and expires in 3 months from the online Showing Request start date. This agreement will be terminated prior, if requested in writing, or if a Buyer Broker Agreement has been signed between the Buyer(s) and Utah Relocations.
3. Scope
This Agreement applies to properties shown by Utah Relocations to the Buyer during the term. It does not obligate the Buyer to make a purchase or the Agent to find a specific property within the state of Utah.
4. Compensation

Buyer agrees that no compensation is owed to Utah Relocations or the Agent under this Showing Agreement.

Any discussion or agreement regarding compensation will be addressed separately in a Buyer Broker Agreement, which must be signed before submitting an offer on any property.

This Agreement does not authorize the Agent or Broker to collect compensation from the Buyer or any other party.
5. Buyer Responsibilities
Buyer agrees to:

Work solely with Utah Relocations for showings during the term of this agreement;

Not contact listing agents directly to schedule or attend tours;

Notify Agent before attending open houses, new construction tours, or viewing FSBO properties.
6. Agent Responsibilities
Agent agrees to:

Schedule and accompany Buyer on property showings;

Act in accordance with the Code of Ethics of the National Association of REALTORS® and Utah real estate license law;

Disclose material facts and provide professional support during the showing process.
7. No Purchase Requirement
Buyer is under no obligation to make an offer or purchase a property. This Agreement does not create an exclusive relationship, nor does it establish full buyer representation.
8. Governing Law
This Agreement is governed by the laws of the State of Utah and complies with the rules set by the Utah Division of Real Estate and the National Association of REALTORS®.
9. Next Step: Buyer Broker Agreement
Before submitting an offer to purchase any property, the Buyer and Utah Relocations agree to enter into a formal Buyer Broker Agreement, which will define compensation terms and the scope of agency representation. Before the 3 month Showing Agreement expiration date the Agent may discuss signing a Buyer-Broker Agreement to discuss official representation, if you are both happy to continue working together.
By checking the box on the Showing Request form you are agreeing to the Showing Agreement terms and the agreement is effective as of the date you submit the form.
